Soakaways are used to dispose of surface water from buildings where a public sewer or watercourse is not available. The soakaway stores up storm water allowing it to disperse into the surrounding soil.

A soakaway is usually a pit lined with perforated concrete or masonry and filled with rubble. The rubble prevents the pit from caving in while allowing water to pass quickly through the top level of soil and disperse into the ground. It must drain quickly so there is adequate capacity to cope with the next storm.

Soakaways must not be sited close to buildings or roads or too near to boundaries. Soakaways usually need to be renewed within ten years. In areas where a soakaway is not appropriate it may not be possible to install a septic tank so a sewage treatment plant may be required instead.
