DRAINAGE SURVEYS FOR INSURANCE

Independent Drainage – your local specialist in insurance claim surveys.

We’ve helped countless homeowners to get the cost to resolve their off-mains drainage problems covered by their buildings insurance. Our expert team carries out detailed drainage surveys for insurance companies and homeowners, with the ability to perform internal CCTV inspections of septic tanks, sewage treatment plants and, if required, the connecting drainage from the property.

IS MY DRAINAGE COVERED BY INSURANCE?

This is down to what your drainage survey uncovers and the level of your insurance cover.

Most insurance companies can cover damage to your drains under an accidental damage policy extension, but this is subject to a drainage survey. If the survey reveals and proves that your drainage has been damaged by ground movement, vehicle pressure, escape of water or root ingress, your insurance policy could cover your claim.

Insurance policies do not cover things like misuse or wear and tear that leads to drainage failure.

After an initial consultation, we’ll attend your property with our specialist equipment to carry out a detailed drainage survey. During this survey, we gather and record all of the relevant evidence before producing an exhaustive report for your insurance company, to exacting insurance industry standards.

Once our drainage survey for insurance has been verified by the underwriter and the repairs have been approved, our skilled repair team will set to work restoring your off-mains drainage to peak performance.

PRE-PURCHASE DRAINAGE SURVEYS

The south’s leader in drainage surveys for home buyers.

When buying a house with off-mains drainage, the system must be thoroughly checked for any issues. A property survey will cover the home in general, but a specialist will be required to investigate an off-mains drainage system. Some surveys won’t look at drains at all – but it’s a good idea to know what you’re getting into when you buy a property, especially if it uses an off-mains drainage solution.

Our pre-purchase drainage surveys will check whether the existing drainage systems are in good working condition, comply with the Environment Agency’s General Binding Rules and have good function for the foreseeable future.

WHAT PRE-PURCHASE DRAINAGE SURVEYS COVER

Our off-mains drainage surveys for home buyers will look for damaged pipework, tree root ingress and issues with sewage treatment plants, septic tanks or cesspits (like lack of maintenance).

Leaks, blockages and pipe collapses can be sought out during our survey, too – giving you complete peace of mind in your upcoming property purchase and adding up to a complete, expert-approved property survey.

Some mortgage lenders will require a drainage survey before granting you a mortgage, and this can be particularly sought after in properties with off-mains drainage. Our detailed drainage reports are suitable for lenders and for solicitors.

DRAINAGE SURVEYS WHEN SELLING YOUR PROPERTY

The Environment Agency states that if you sell your property, you must tell the new owner in writing that a sewage discharge is in place. In properties with septic tanks that discharge directly to surface water sold before 1 January 2020, responsibility for the replacement or upgrade of the existing treatment system should be addressed between the buyer and seller as a condition of sale.
